We offer a quiet luxury new brand Hotel Resort in France with studios, 1bed, 2 beds,
three beds, 4 beds Apartments and 5 beds treehouses villas.
THE DEAL FOR FULL OWNERSHIP.
11-year rental deal 5% for 1 year, 6% for 5 years, 8% for 5 years (returns are net of the maintenance costs).
First 12 months paid in advance paid pro rata to funds received (future returns paid
quarterly in arrears)
Prior to completion of the property the return is paid as a cashback and then once
completed as a rental.
Owner gets 4 weeks free use and the full return (this is the same for both purchase
options, VEFA or LBG)
If the client takes more than 4 weeks personal usage then the return reduces by 0.5% for
each week.
Assured resale clause from year 5 from completion of the property. If the developer fails
to get an offer of at least the purchase price within 6 months then they must pay a penalty
of 2% per annum of the purchase price until offer is achieved (in addition to any rental
return). Must give 12 months’ notice.

THE DEAL FOR FRACTIONAL OWNERSHIP.
5% for 1 year, 6% for 5 years, 8% for 5 years (11-year contractual returns) net of maintenance costs.

Prior to completion of the property, the return is paid as a cashback and then once
completed as a rental.
The full fixed return is paid when taking no personal usage.
If the client takes personal usage then the return reduces by 2% for each week.

Refurbishment Costs.
The management company are responsible for all refurbishment costs for the first 11
years. After 11 years the lease will automatically renew unless the owner wishes to come
out of the rental scheme. It will renew for a further 9 years but the terms would need to be
negotiated at that time. The maximum term of the initial lease is 11 years. The guaranteed
return is now: 5% in the first year I 6% in the subsequent five years I 8% in the last
five years.
75% of returns on the investment over 11 years.
GUARANTEED RESALE.
From year five the client can request a contractual guaranteed resale; we ask for inform
us 1 year before. The minimum resale price as of year 5 is 125% of the initial value, after
ten years the minimum resale value will be 150%.
